Description of Job: This is a full-time position assigned to Facilities Services at the Colorado School for the Deaf and the Blind (CSDB). The Facilities Services work unit exists to provide installation, fabrication, maintenance and technical support of all buildings and grounds at CSDB, located in Colorado Springs, CO. The work unit supports all equipment and systems associated with the physical plant (to include heating, cooling, ventilation). The work unit also exists to ensure the safety of all students, staff and guests at the Colorado School for the Deaf and the Blind.
The HVAC Systems Technician (Utility Plant Operator I) is responsible to operate, maintain, and install equipment including, but not limited to, boilers, chiller, water treatment systems, pumps, deaerator, variable frequency drives, filters, traps, cooling towers, fan coil units, air handlers, energy recovery ventilators, chemical injection system, meters, valves, and the Building Automation System (BAS). This position will respond to routine and emergency heating/cooling calls.
Duties include but are not limited to: Responsible for proper operation of campus heating, cooling and ventilation systems - provide utilities services to the campus via boilers, chiller, water treatment systems, pumps, deaerator, variable frequency drives, filters, traps, cooling towers, fan coil units, air handlers, energy recovery ventilators, and any other ancillary equipment specific to campus utilities. This will require cross-training with the Pipe/Mechanical Trades (plumber) position. Operate and program the campus Building Automation System (BAS) - operate and troubleshoot the campus utility system in an efficient manner by utilizing the Building Automation System (BAS). This requires proficiency in operating each system that is controlled by the BAS. Responsible for preventative maintenance of equipment - responsible for the maintenance of equipment, developing proper preventative maintenance procedures and schedules for all steam, chilled water, and HVAC related equipment. This includes building an equipment inventory list with condition and location, drafting and maintaining current as-built drawings, identifying system repair and replacement priorities and working to repair or replace those items while minimizing the impact to campus. Some of these repairs will require coordination with other staff members or contractors. Responsible for physical plant water chemistry - will perform daily chemistry testing and make adjustments to the boiler, chiller, and return water systems as needed. This will include adjusting chemical dosing, calibrating chemical pumps, maintaining chemistry logs, replacing chemicals, and work with water treatment vendors to ensure proper water chemistry and chemical inventory are maintained. Other duties as assigned - Assist with or perform any and all duties related to the general operation / maintenance / construction of the campus, to include driving/transporting students.
Minimum Qualifications, Substitutions, Conditions of Employment & Appeal Rights Minimum Qualifications Four (4) full years of experience performing at a Journeyman level operating, installing and maintaining HVAC (heating ventilation air conditioning) equipment in a commercial setting.
Note: One (1) full year of experience is equivalent to 2,080 hours. All experience must be described in detail on the (on-line) application to receive credit; and, Universal CFC Certification as defined by EPA Regulations section 608, or ability to obtain certification within 90 days of hire. Substitution: Appropriate education from a regionally accredited vocational school or institution of higher education or successful completion of a formalized apprenticeship program, in Heating Ventilation Air Conditioning (HVAC) systems, will substitute for the required experience on a year-for-year basis. Preferred Qualifications: Journeyman level experience and working knowledge of HVAC controls in regard to the operation of boilers, chillers, fan coil units, etc. Journeyman level experience and working knowledge in operating and programming a Building Automation Systems (BAS) associated with controlling mechanical systems that may include HVAC/ boiler systems, access control systems, building notification systems, fire alarm, etc. Journeyman level experience maintaining HVAC systems in a large campus setting, to include knowledge of various types of systems found in an established environment. Experience operating a central plant. Conditions of Employment Ability to exert up to 100 pounds of force. This position requires heavy lifting and involves work in confined spaces (following appropriate safety requirements).
This HVAC Systems Technician (Utility Plant Operator I) position at CSDB is designated as an "essential services" position, and the person selected for this position is required to be on duty to perform essential and/or emergency services of the State/school without delay or interruption to ensure health, safety, and welfare, regardless of inclement weather conditions. This HVAC Systems Technician (Utility Plant Operator I) position at CSDB is non-exempt, and the employee in this position is eligible to receive overtime pay, with a condition of employment that overtime work must be appropriately authorized in advance and may be paid in compensatory time in lieu of cash payment.
Shift work: the employee in this position may need to respond to heating/cooling emergencies during non-scheduled hours; or, to complete work during non-school hours (to avoid disruption). This position is eligible for shift differential pay. On-call may be required; specific requirements to be determined. Possession of a current, valid State of Colorado Driver's License (Regular). The Plumber (Pipe / Mechanical Trades II) is responsible to repair, maintain and install plumbing equipment including, but not limited to faucets, lavatories, toilets, flush valves, sinks, drinking fountains, domestic water heaters and boilers, garbage disposals, backflow devices, valves, water and gas meters.
This position is also responsible to: perform preventative maintenance, inspections and repairs in campus facilities including domestic water and plumbing systems and related devices, irrigation systems, stormwater systems, sanitary waste drainage systems, etc.; repair or replace water, gas, steam and sewer lines; respond to routine and emergency plumbing calls and work orders.
Duties include but are not limited to: Responsible for all campus plumbing and piping systems - Maintain, repair, install piping and plumbing systems, plumbing fixtures, wastewater, storm water, irrigation, natural gas and HVAC related piping systems. Preventative maintenance and documented inventory of equipment and systems - develop and implement a preventative maintenance plan for all campus plumbing and piping systems. This includes creating an equipment inventory list with condition and location, drafting and maintaining current as-built drawings, identifying system repair and replacement priorities and working to repair or replace those items while minimizing the impact to campus. Some of these repairs will require coordination with other staff members or contractors. The efforts of maintaining accurate inventory and as-built documentation to be coordinated with facilities administrative staff. Utility Plant and Building Automation System (BAS) Operation - Cross-train with the Utility Plant Operator to become proficient in operating the school BAS and operating and maintaining the heating and cooling equipment throughout campus. Assist in maintenance or installation of equipment related to heating, cooling and refrigeration equipment on campus. Other duties as assigned - Assist with or perform any and all duties related to the general operation / maintenance / construction of the campus, to include driving/transporting students.
